Architects and Engineers in Greenwich

Local knowledge of Greenwich's listed maritime heritage, Article 4 terraces, and large-scale riverside regeneration, from first feasibility conversation through to a finished project.

Living and Building in Greenwich

Greenwich holds a rare double identity: at its historic core sits the Maritime Greenwich UNESCO World Heritage Site, the Royal Naval College and Queen's House framing a townscape of Georgian terraces climbing toward Blackheath, while a short walk north the Greenwich Peninsula is delivering thousands of new contemporary homes. Few boroughs put that much architectural range within a single postcode.

Diagram X is an AEC consultancy, architecture, engineering, and construction, built around that range. We work across Greenwich's listed terraces and conservation areas as comfortably as we do on ambitious new-build and riverside schemes, because the borough genuinely asks for both.

Planning in Greenwich

Greenwich contains 23 conservation areas and 542 listed buildings, several within the World Heritage Site's buffer zone, so a heritage statement is standard practice even for modest alterations in West Greenwich or around the town centre. Article 4 directions in areas including the Ashburnham Triangle and West Greenwich remove permitted development rights for windows, doors, and roofing, meaning planning permission is required rather than assumed.

Houses in conservation areas also carry reduced rights for rear, side, and roof extensions, so a scheme's massing is judged against the surrounding streetscape as much as the building itself. We factor both the heritage constraints and the borough's genuine appetite for ambitious contemporary design into a scheme from the outset.

Refurbishing in Greenwich

A refurbishment in Greenwich is rarely about restoring a property to an earlier version of itself. Most interiors in the borough's Georgian and Victorian terraces were last substantially touched decades ago, so bringing a home up to modern performance, insulation, and services is the real starting point of the brief.

Heritage features earn their place when they're genuinely worth keeping, an original cornice, a sash window, a fireplace, and we're glad to retain them deliberately within a thoroughly modern result. But across Greenwich's terraces and villas alike, that's a choice made feature by feature, not an assumption that period character should dictate the whole design.

Construction in Greenwich

Working on a listed building or within the World Heritage Site buffer zone means listed building consent and heritage sign-off often run alongside standard planning permission, before a single wall comes down. Party wall agreements and structural monitoring matter just as much on Greenwich's hillside terraces, where ground movement and shared foundations need careful sequencing.

We plan for all of it early, so Greenwich's historic streets and its newest riverside buildings alike stay standing exactly as they should once the work is done.
